We do not use only MLS comparables like many appraisers and brokers do. By doing this, the appraiser is missing a small but frequently significant part of the market "picture" which is the sale by owners (FSBO) data/sales. MLS does not reveal these FSBO sales. We use all-source data: MLS, Banker & Tradesman, our previous appraised file info and knowledge of local markets to do our appraisals.

Entire 14-18 page appraisal can be delivered electronically with digital signatures via email, or printed and mailed. All appraisals include a copy of appraiser's license and resume/biography.
